Inland House Condominium Association Renter Rules and Regulations
Many owners choose to rent their units for part or all of the year using popular rental platforms such as airbnb, Vrbo, Furnished Finder, and others. Inland House Condominium Association does not facilitate overnight stays.
The terms of all rental agreements incorporate, or are deemed to incorporate, all of the provisions of the Inland House Condominium Association documents. Inland House Condominium Association is not responsible for rental agreements between owners and their renters.
Individual owners may have additional rules regarding their property that they will communicate separately.
PETS
Renters may not have pets on the property.
If a renter requires a service animal, a valid certification must be provided to the owner of the unit prior to arrival. According to the ADA, a person with a disability cannot be asked to remove a service animal from the premises unless: (1) the dog is out of control and the handler does not take effective action to control it or (2) the dog is not housebroken. Dogs whose sole function is to provide comfort or emotional support do not qualify as service animals under the ADA.
BOATS AND WAVE RUNNERS
Dock slips are deeded to individual owner units. Renters may only store watercraft in the slip deeded to the rented unit if they have received express permission from the owner, and may not store watercraft in any other location at the docks.
Trailers may not be parked in the Inland House parking lot overnight.
Boats should be maintained so as to not cause harm to the lake or hazards to any person.
Trash and Recycling
The dumpster is located in the southeast (Petoskey side) area of the parking lot. Please ensure that large items are broken down and that the dumpster lids are able to close.
Recycling carts are behind the dumpster. Please place only allowable items in the carts. There are stickers on each cart that clearly state what can be included.
Please do not use the pet waste station for household trash.
GAS GRILLS AND FIRE PIT
The gas grills located on the patio may be used by renters. After use, please close the gas valve, clean the grill, and replace the grill cover.
The fire pit may also be used by renters. Before leaving the area, fires must be completely out.
Firewood is not provided by the association. Please use only dry local firewood and minimize smoke.
OUTSIDE CARE
Patios and walkways must be kept clear of obstruction. Coolers, water toys, strollers, trash, etc., must be kept inside the unit.
Wet towels and clothing should be kept in the unit and not hung outside to dry. (Renters may use the washing machine and dryer in unit 21 on the first floor next to the elevators between 7:00 am and 10:00 pm.)
No smoking of tobacco products or marijuana, including vaping and e-cigarettes, is permitted in Inland House common areas.
No outdoor smoking within 25 feet of any building is permitted. Dispose of related trash in the proper manner.
Fireworks are not allowed to be used on Inland House property.
CHILDREN
Children must be supervised by parents or adult guardians.
QUIET HOURS
No unreasonably noisy activity shall occur in common areas at any time. Quiet hours are from 10:00 pm to 7:00 am.
LAUNDRY FACILITY AND BIKE ROOM
Renters may use the washing machine and dryer in unit 21 on the first floor next to the elevators between 7:00 am and 10:00 pm. The machines use an app for payment, and an account can be set up easily.
Bike storage in unit 21 is available only to owners. Nothing else may be stored in this room.
COMMUNITY ROOM
The Community Room (unit 38 on the first floor next to the elevators) is not available for renter use.
RESTRICTIONS
Unit owners and the Inland House Condominium Association are not responsible for any accidents, injuries, or illness that occur while on the premises or using the facilities. Owners are not responsible for the loss of renters’ personal items and valuables. By accepting the rental reservation, renters and their guests expressly assume the risk of personal injury and property damage arising from their use of the premises.
